Wetland Mitigation and Species Bank

Summary: This project was completed in 2008 for a confidential industrial client. The project entailed an initial market assessment for siting a new wetland and species mitigation bank on 500 acres of land in coastal Texas. The banking scenarios were contrasted with the relative values to the client of donating the land to a conservation landowner, selling to a mitigation banker, joint venturing with a banker, and selling some or all of the land to either a banker or conservation landowner. To make these comparisons in an objective manner, Cardno ENTRIX developed a strategic analysis tool that provided the client with a probabilistic financial analysis of alternative strategies for maximizing the financial value of the land asset, while at the same time meeting non-financial corporate goals. The tool evaluated the economic value of alternate approaches for providing environmental uplift at the site and the other criteria such as: impact on reputation, transaction costs, time frame to complete transaction, and certainty of achieving goals.
